The argument in favor of using filler text goes something like this: If you use any real content in the Consulting Process anytime you reach.

If your home shares a wall with a neighbour, the single biggest cause of delay on an extension isn't the builder or the weather — it's the party wall. The Party Wall etc. Act 1996 applies across England and Wales, and it's surprisingly easy to trigger without realising. Excavating within three metres of a neighbouring structure, or six metres in some cases, can bring you inside the Act. So can building a new wall along the boundary line, or working on the party wall itself.
The practical upshot is simple: tell your neighbour early. Not the week before the digger arrives, but at the sketch stage, when you're still deciding between a rear kitchen extension and a side return. A friendly conversation over the fence achieves more than a formal letter ever will, and it gives them time to ask questions rather than feel ambushed.
Ask yourself before you go any further: does my project involve the party wall, and have I served notice at least two months before work starts? If the answer is yes and no, that's your first job.
A party wall award is a written document that records the condition of the adjoining property, sets out how the work will be carried out, and protects both sides if damage occurs. It's prepared by a surveyor appointed by both owners, or by two surveyors, one for each side.
Costs are the question everyone asks. In the usual course of things, the building owner — the one doing the work — pays the surveyor's reasonable fees. If your neighbour appoints their own surveyor, you'll typically cover that too. It isn't cheap, but it is far less expensive than a dispute or a claim for structural damage.
If your neighbour won't engage, a surveyor can be appointed on their behalf. It's a slower, frostier route, but it does keep the project moving.
Most semi-detached houses in England have permitted development rights, which means many extensions don't need a full planning application. But the limits are tighter than people assume, and the rules changed for larger rear extensions in recent years. For a semi-detached house, a single-storey rear extension generally needs to stay within three metres of the original rear wall if you want to avoid planning permission, and must not exceed four metres in height. Two-storey extensions are more restricted still, and side extensions are treated differently again.
There are other conditions that catch people out. Materials must be in keeping with the existing house. You can't extend forward of the principal elevation. Roof extensions and balconies usually need permission. And if your home sits in a conservation area, an Area of Outstanding Natural Beauty, or is a listed building, permitted development rights may be withdrawn or heavily curtailed.
Ask the question directly: has my house already had its permitted development rights removed by a condition on a previous planning approval, or by an Article 4 direction? A quick check with your local planning authority will confirm it. If you're anywhere near the limit, applying for a lawful development certificate is money well spent — it proves your extension was lawful and matters enormously when you come to sell.
Drainage is the quiet saboteur of extensions. Many semi-detached houses share a combined drain that runs under or close to the boundary, and building over it is often not allowed without a build-over agreement. That's a formal approval from your water company, and it comes with its own fees, inspections and requirements for how the pipe is protected or diverted.
Before you finalise your plans, find out where the drains run. Old drawings may not match reality, so a CCTV survey is worth the modest cost. The same goes for shared gutters, downpipes and any service pipes crossing the boundary.
The technical side matters, but so does the human one. Semi-detached living means your extension is, in a small way, a shared event. A short, honest chat about the following will save you months of friction:
Give them your builder's name and a phone number, and put a written schedule through their door. Most objections come from uncertainty, not from the work itself. A neighbour who feels informed is far more likely to sign a party wall agreement promptly, and far less likely to raise a late objection that stalls your build.
Before the first spade goes in, run through your checklist one final time. Do you have planning permission or a lawful development certificate where needed? Is your party wall notice served and acknowledged, or an award in place? Have you secured any build-over agreement for drainage? Is your builder's insurance up to date, including public liability?
Get the answers in writing and keep everything in one folder, physical or digital. When you sell, buyers' solicitors will ask for exactly these documents, and an extension that can't be evidenced can quietly reduce your asking price. Do the paperwork properly at the start, and the build itself becomes a far calmer experience — for you and for the people on the other side of the wall.
